Every room, every guest, every risk.
Public & products liability that reflects guests staying overnight, cover for the building and everything in it, and business interruption that keeps the business going after a loss, placed by a broker who’s covered the accommodation trade before.

Bespoke service

No two businesses are the same, so we start with yours rather than with a template.
Everything

The property, your guests, your liability and the bookings you would lose, priced in one go rather than piece by piece.
Know your cover
What is hotel & guest house insurance?
Accommodation businesses carry a distinct risk: guests staying overnight, often with a restaurant, bar or leisure facilities on site too. Cover is built around the whole operation, not just the rooms.
Protects your guests
A guest injured or made ill during their stay. Public & products liability is what your booking platforms and insurers will ask to see.
Protects your staff
Employers’ liability is required by law the moment you take on staff, whether housekeeping, reception, kitchen or bar.
Protects the building and its contents
The property, the furnishings, and everything guests rely on during their stay.

What we cover
Cover built around your property.
We get to know how you operate first, then build the policy around it.
Public & products liability
A guest injured on the premises, or made ill by something you served. The cover your lease and your booking partners will ask to see.
Employers’ liability
Required by law the moment you take on staff, housekeeping, kitchen and front of house alike.
Premises & contents
The building, furnishings and fit-out. The sum insured set to your reinstatement value, subject to insurer terms.
Stock
Restaurant and bar stock, including fridge and freezer breakdown spoilage.
Business interruption
Room revenue while you’re closed for repair, not just the cost of the repair itself.
Money & personal accident
Cash on the premises, in transit, or in the till overnight.
Legal expenses
Employment disputes, guest disputes and the cost of defending a claim.
Guest effects liability
A guest’s belongings lost or damaged while in your care.
Cyber & data
Card data, the booking and till systems, and the takings lost when they go down in peak trade.
Who this cover tends to suit.
This cover is generally bought by hotels and guest houses. It brings together public & products liability, employers’ liability (where staff are used) and cover for the premises, contents and stock. It won’t suit every business. Larger hotel groups with multiple properties, and premises with outdoor swimming pools, are usually a different fit. If your risk profile is different, tell us and we’ll pick it up when we speak.
Worth knowing
Check the details before you choose.
Outdoor pools
Usually a different fit to standard hotel cover.
Spa & leisure facilities
Often need declaring separately from the building.
Multiple properties
Same ownership, same renewal. Usually one policy.
Heating systems
Biomass boilers generally accepted. Tell us what you run.
Every stay has its own risks.
A city boutique hotel and a rural B&B don’t carry the same risk, so we ask different questions for each.

Why Vara
Bespoke service for you & your business,
without the big-firm minimum.
01
On-site facilities change the premium
Occupancy, guest liability, on-site facilities. We know what moves an accommodation premium and what doesn’t.
02
Cover that reflects your property
A rural country hotel and a city B&B carry different risk. We build the policy around your actual property, not a generic hotel template.
03
Staff cover that holds up
Housekeeping, reception, kitchen and bar. Different roles, different risk. We set employers’ liability up properly across all of them.
04
We present the risk right
Room count, facilities, opening pattern. How it’s presented to insurers changes what you pay. We know how to frame it.
You talk to a person. The machines do the typing.
Free review of your hotel & guest house cover and costs.
Told your property’s too unusual to place easily? Not for us. Leave your details and we’ll call you straight back. One conversation covers the lot.
What the review covers
We go through the policy you have now, so you can see what it does and doesn’t cover against guest effects liability, business interruption and running more than one property.
We point out the terms that catch hotels and guest houses out most often, how outdoor pools and spa or leisure facilities are declared among them, so you can check yours.
We approach insurers on our panel who write hotels and guest houses, and come back with what they’ll offer.
We explain each option in plain English, including what it doesn’t cover.
If it’s not a risk we can place, we’ll tell you straight away rather than leave you waiting.
No obligation to switch. You decide what fits.
